Recurring customers
On quarterly, bi-monthly, or monthly service, the warranty runs from each treatment until your next scheduled visit. We treat covered pest activity in between at no charge.

Each of these needs a different product or method. We quote them separately, and many carry their own 30-day warranty.
Why some ants are covered and others aren’t
Sugar ants are the ones most people see: a trail along a counter or baseboard. Regular treatment handles them, so they’re covered. Other species are a different problem. Carpenter and acrobat ants nest in wood and need the nest treated directly. Fire ants sting. Leafcutters need a second treatment. Tawny crazy ants usually need neighboring properties treated too. Pharaoh ants split into new colonies if they're sprayed, so they have to be baited carefully. Each is quoted as its own job.
Special cases
- Fire ant mounds are spot-treated free during any service. Fire ants are covered between visits for quarterly customers with the yard granule add-on.
- Leafcutter ants: the second treatment at two to three weeks is part of the job, with a free return within 30 days of it.
- Wasp nests: if we miss a nest, we knock it down free within 7 days. There's no ongoing wasp warranty.
- Rodent exclusion: 1 year on the entry points we sealed. New openings aren't covered.

What keeps the warranty in force
A full inside and outside treatment
Exterior-only service costs the same but isn't under warranty. The warranty pauses until your next full treatment.
Keeping scheduled visits
Skipping a treatment suspends the warranty until your next full paid visit.
A current account
The warranty applies while your account is paid up.
Fixing conditions we point out
Things like standing water, gaps around doors, food left out, or heavy plants against the foundation.
Apartments, duplexes, condos, and townhomes
Buildings with shared walls, attics, or plumbing chases aren't covered unless every adjoining unit is treated at the same time. Pests move between units, so treating one pushes activity next door and it comes back. We'll treat a single unit without a warranty, and whole-building quotes carry a lower price per unit.
What to expect after a treatment
Activity often increases for up to three weeks as pests move through treated areas. That's why re-treatments are scheduled at least three weeks after the last visit. There's no contract on any recurring service, and you can cancel any time.
